Plans for first phase of Buckhurst Farm development submitted

Detailed plans for the first phase of a major development in south Wokingham have been submitted.

David Wilson Homes Southern sent plans to Wokingham Borough Council with details about the first phase of homes, the 30-acre public parkland Buckhurst Meadows, the flood storage ponds and the start of the new Southern Distributor Road.

If approved, construction work is due to start this summer.

Outline planning consent for the first phase was granted in April. Buckhurst Farm forms part of the council’s Core Strategy to build 13,000 homes by 2026. Buckhurst Farm will feature one-bedroom apartments and two, three and four or more bedroom homes.

The development will also include dementia care housing, a school, multi-use games area with playing fields, a neighbourhood centre and country park featuring an allotment and community orchard.

A southern distributor road (SDR) will run from north to south, connecting London Road to Finchampstead Road.

   I too cannot believe that WBC are still approving the main traffic flow between A329 London Road to the A321, via a flyover at the southern end of Buckhurst farm, such that all traffic headed for Molly Millars Lane etc ends up in a narrow road with speed restriction of 30mph because of the schools on the route. This should be the SDR and therefore free flowing and be on the eastern edge of the development as mavdo suggests. I have re read the written plans (RM/2013/0240) and note that the existing Tesco bridge will be remodelled such that there are 3 lanes under it. I am still looking for the drawings to support the written version.

   @Kaz - the reasons for refusal, I cannot find, but the original plans came from the Cricket Club who wanted to move and expand, and first teamed up with Taylor Wimpy in 2005. They proposed the move to Sindlesham and could only do it if they sold the land to a developer, which was dependant on planning permission. That planning permission was refused 3 times, until the council said that it was inevitible it would go ahead because of an appeal. The planning inspector finally approved it in 2007. They started building their new club soon after, and played their last match in Wellington Road in 2011. The developers moved in last year.

   My understanding was that were part of the plan. They just wanted to have the development to be different.

   I'm concerned over how the main road that is to be a Southern Distributer Road, runs right through the estate, rather than around it, and has speed bumps on it. Never mind the fact that it comes out right in between two large bridges so can't be used by HGVs anyway. This development absolutely MUST have the wider Wokingham's concerns taken into account. I'm definitely not flat against it despite living nearby, so don't call me a NIMBY, but I will be watching these developer crooks carefully for their lies and deceit as they try to pass it.

If this is completed, how about we make the Bean Oak/Norreys bus service a circular one - Beak Oak, Norreys, Wokingham, Tesco, new development, back to Bean Oak, or the other way around. I'm sure people next to Tesco or town would complain about the long route the bus takes of course...

@Kaz - please remember that the Cricket Ground and Tennis Club were refused on a number of occassions by the council, never approved. It was the government inspector who overrode the council's decision.

   I think it is a fine design. Details / problems will be in the houses themselves and the size of the rooms. Will the Google satellite image actually line up housing / green space.

Just how 'poetic' is this image.

Is enough of the planning permission land value change being realised as infrastructure money and affordable housing or will it be used by developers to buy another farm, support particular Tory councillors and apply for planning permission on it in 2020?

The green areas. (Woodland, allotments and flood ponds) Who owns these. How are they protected from being developed on in the future?

We are learning from our mistakes. We do not want a re-run of the Tory council printing money by permitting infill developments in Woosehill, Football club, Cricket Ground, Tennis club and pending Elms field. Clogging the arteries of our insufficient roads as well as the lungs of our children.

The need for this money printing hides that the community is not sustainable.

If we need new houses we need to do it in a way that starts solving problem causes such as price rises thanks to 2008 Credit and the 'Buy-to-let ' revolution. That mean temporarily supporting more young families to part own over priced homes and a lot less landlords.

100s of documents over 4 seperate applications only a few weeks to comment, given how important this is maybe the consultation period should be extended to give people time to be consulted.
