Green light for Woodley M&S

By Laura Herbert
November 19, 2012

Shoppers in Woodley will soon be able to pick up groceries at M&S Simply Food after plans to build a new store were given the green light.

The high street chain applied to build a new shop on the site of a derelict Volvo dealership at Shepherd’s Hill roundabout on the A4.

Wokingham Borough Council’s planning committee heard the plans received support from people living in the area and both Woodley and Earley Town councils.

Committee member Councillor John Kaiser said: “I welcome the development. My only concern, as I have used the dealership, is that it was always a problem getting in and out of the site.”

Cllr Tim Holton added: “I’m concerned as M&S is going to have free car parking and in Woodley you have to pay. A lot of the smaller shops rely on the footfall going into Woodley town centre and I think it is going to affect a lot of shops, not necessarily selling the same things.”

Agent Keith Redshaw, of Lateral Property Group, said the new store is intended for ‘top up’ shopping.

The store will have 92 parking spaces and is estimated to have a turnover of around £7.4 million. An assessment revealed trade at Waitrose in Woodley is most likely to be affected by the new store, followed by M&S at the petrol station opposite in London Road.

The committee gave the plans unanimous approval during the meeting on Wednesday, November 14.

People from Earley, Sonning, Twyford etc will all welcome this.

I don't think it will have a big impact on Woodley shops. If you shop at Waitrose and spend at least £10 you get your 70p parking fee back so have free parking there anyway.

I grew up in Woodley; most of the people who live there are not on the so called "rock and roll". I live in East Reading now (and no, before anyone jumps on this revelation - not because I wanted to move out of Woodley, it was just the way things happened as I moved out of my family home!) and I always compare walking around the streets in Reading to the streets in Woodley - they're so much cleaner and nicer.

Yes, Woodley does have it's dodgier areas - but where doesn't?

I was in Woodley Centre at 09:00 on a weekday last week (I do have a job I stress!) and walking through I looked at the people who surrounded me - either old age pensioners or mums with toddlers/babies - no sign of the stereotypical unemployed.

Agreed Phil Chalis. To be fair the precinct could do with being raised to the ground and rebuilt but Lazy Jim shouldnt judge others by his own standards

Lazy Jim; you do yourself no credit by this rather cheap attack on the residents of Woodley.

Woodley was announced as the 2nd best place in the country to bring up children.

An M&S to be built directly across the road from..... an M&S.

What genius thought of that?

Wouldn't a Morrisons be more appropriate; your average Woodley resident is on the rock'n'role after all...

The BP M&S charge higher prices for the dame thing than the town centre one now, so if this one does similar I don’t think anyone will be shopping in there!

Plus if you are nearer to Woodley Centre would you go all the way to Shepherds Hill just to save 70p on parking?

It’ll cost that in fuel!
