Office block sold for £22.6m

Energis House in Forbury Road has been sold for £22.6 million.

PRUPIM has bought the old Metal Box building from Scottish Widows Investment Partnership (SWIP) in one of the area’s largest office investment deals so far this year.

The landmark building, next to Yell’s HQ One Reading Central, is let to Cable & Wireless until July 2015 but could then be demolished to make way for Two and Three Reading Central, The 108,000 sq ft office building sits on a development site totalling 3.47 acres.

Lambert Smith Hampton (LSH) acted for SWIP while commercial real estate adviser CBRE represented PRUPIM.

Nick Coote, head of LSH’s Thames Valley team, said: “This is a significant investment deal for Reading and the wider Thames Valley office market.

Carolyn Clark of CBRE’s Business Space Capital Markets team said: “This acquisition represents one of the largest transactions in the South East office market in 2012.”

   The Metal box building is my favourite. I think there was an attempt to list it, but I believe it failed. A lovely building - it would be missed.

   the other new office buildfing in the forbury with a plastic lookig ski slope roof is awful how the local council approve of such a ugly building which is amongst great victorian buildings l dont know

   We need more offices in the town centre. Because currently there are no vacant offices. Especially cutting edge new developments, which are all being used to capacity.

No wait, opposite of that.

   Although the building is an eyesore it will be a sad day when the building is demolished! Both my Dad and I worked in the building for a number of years, he for Metal Box and me for Energis - happy days :0)

   I was under the impression that the old Metal Box building was listed and therefore could be demolished.

If it is it will just end up another 2 empty towers no doubt.

   Oh no! Don't knock it down! This building is ideal for Reading's very own top-secret international rescue organisation with rockets launching from the centre. Too good an opportunity to miss.
